Luxury Tower With Some Very Tiny Units Planned For Southern Historic Core

That didn’t take long. Details about the makeover that will turn the enormous Broadway Trade Center into a high-end, tiny-city-in-a-building came out less than a month ago and there’s already another big new addition headed in next door. Slated to rise on a parking lot on the northeast corner of Hill and Ninth Street, the new project (in the approvals process now) would be sharing the block with the BTC and the Eastern Columbia building. Broker/DTLA bloggerBrigham Yen says the 26-story tower, from developers Trammell Crow Residential, will have 305 luxury apartments with 7,000 square feet of groundfloor retail space.

Called the Alexan South Broadway in a packet submitted to the city, the tower will offer an array of unit sizes—400-square-foot “micro lofts,” “junior” one-bedrooms at an average of 660 square feet, “full-size” one-bedrooms running 715 square feet on average, and two-bedrooms topping out at 1,667 square feet. Designs for the very glassy tower come from RTKL.

The residential units will sit atop a 333-car parking podium; the building will also have 344 bike parking spaces. (And one of the retail storefronts will contain a “retail bike kitchen.”) Residents will have sixth floor and rooftop amenities like a pool and a yoga studio. Developers are hoping to begin construction around mid-2016, and wrap things up by 2018.
